Please read the following rules and regulations for renting the
Black Forest Campground Guest House before signing the Rental
Agreement.
If there are adjustments to the dates and/or occupancy of guests
before your arrival, you will need to sign an updated guest
rental agreement prior to or upon your arrival. If you have any
special needs or need assistance, please contact the Campground
Office.
The Black Forest Campground Guest House is privately owned. We
have furnished and maintain this house with our guests in mind.
Lock codes get changed between each stay. The Guest House gets
inspected, repaired, inventoried, and cleaned between each
visit. Fresh linens and
household toiletries are restocked. The house will be cleaned
and ready by 3pm on your arrival date with the proper number of
linens and bedding needed for your stay. The yard will be tended
to before your arrival or work around the yard will be performed
when you are not at the house. On the completion of the
inspection, everything will be in good working order and ready
for your stay. If you find an item not working, please contact
us at (828) 884-2267, and we will send someone to inspect, fix
or replace the item. We will not enter the house without the
guest’s permission and/or your presence. We hope you will take
care of and respect the Guest House like it was owned by a
member of your family. If damages, excessive cleaning, or rules
are broken, see the Extra Fees area in this agreement. We are
not responsible for programming context received through the
Direct TV Satellite system. Parental supervision is advised.
Procedures
Responsible Person - The person responsible for making
the reservation must be the one to check in the family or group
at the office. A rental agreement must be signed, proof
of ID and a valid credit card must be presented at check-in. A
$200 Property Damage Deposit will be taken with a valid credit
card on the day of your arrival. Any damages or fees imposed by
you, your guests and/or your visitors during your stay, is the
sole responsibility of the initial person making the
reservation. Must be 25 years or older to make
reservations.
Arrival - All members of your party must check into the
campground office upon arriving at the property. They must
receive their own car pass, map, and rules. Check-in times are
between 3pm-9:30pm. No one in your party is allowed to check-in
after 10 PM. Late arrivals are not allowed. A map to find the
house will be given upon arrival along with a car pass for each
car, with information about the campground gate and house lock
codes.
Departure - All members of your party must check out of
the Guest House by 10am. and depart the property
(including the pool and campground property) by 12 noon on the
day of your departure date. If your family or friends are
camping in the campground and are staying past your departure
time and you would like to visit with them at their campsite or
pool, there is a $8 adult & $5 child visitor’s fee, which is
valid until 10pm when all visitors must leave the property.
Guest House Amenities
There are 50” Smart TVs in each bedroom and living room with
Direct TV satellite that includes the Choice Package, remotes &
Genie’s, Wi-Fi throughout the house and yard, Verizon Extended
Network, landline telephone, USB ports in bedrooms and living
room, smoke detectors, motion activated flood lights outside, a
generator that automatically turns on when needed, two central
A/C units for the main level and one for upstairs, 2 full sized
bathrooms, 3 bedrooms, washing machine, dryer, deep sink, baby
changing table, baby booster seat for kitchen chairs, pool
towels, board & card games. USB cords are not provided.
The Master bedroom has a queen-sized bed, a tall chest of
drawers, a desk and chair, 2 nightstands, 2 lamps with USB
ports, a walk-in closet with hangers, trash can, anti-slip area
rugs, ceiling fan and an air purifier. All bedding such as
pillows, sheets, blanket, comforter, and accent pillows are
included. The Master Bathroom includes bath towels, hand towels,
washcloths, trash can, plunger, extra rolls of toilet paper,
anti-slip bathmats and towel bars. We provide septic safe toilet
paper and hand soap. Each guest is responsible for providing
their own toiletries. The tiled
shower has been designed for easy entrance with only a short lip
to step over. Once inside the shower, you will find a bench and
a grab bar.
Queen Room has a queen-sized bed, a tall chest of drawers, 2
nightstands, 2 lamps with USB ports, a closet with hangers,
trash can, anti-slip area rugs and an air purifier. All bedding
such as pillows, sheets, blanket, comforter, and accent pillows
are included.
Extra towel bars and a
space heater are available in the closet.
It
is an easy access to the hallway bathroom.
Twin Room
has 2 extra-long (XL) Twin beds. 2 nightstands with USB ports
and electrical outlets on the nightstands, 2 lamps with USB
Ports, a lowboy dresser and a small walk-in closet with hangers,
trash can, anti-slip area rugs, ceiling fan and an air purifier.
Extra towel bars and a space heater are available in the closet.
All bedding such as pillows, sheets, blankets, comforters, and
accent pillows are included. It is an easy access to the hallway
bathroom.
Hallway bathroom includes bath towels, hand towels, washcloths,
trash can, plunger, extra rolls of toilet paper, anti-slip
bathmats and towel bars. We provide septic safe toilet paper and
hand soap. Each guest is responsible for providing their own
toiletries. The bathroom has a fiberglass
shower/bathtub combination with a small grab bar and ledge
inside.
Living Room features a 50-inch Smart TV with Direct TV-Choice
Package. Seating in the living room, a couch, a loveseat, a
recliner, and an armchair will accommodate 7 people nicely. A
lamp, ceiling fan, end tables, coffee table, bench with cubbies
and an area rug round out the living room space.
Kitchen amenities include a kitchen table with seating for up to
12 people. The Kitchen includes an electric stove, oven,
mid-sized microwave, dishwasher, refrigerator with ice maker,
electric can opener and toaster. The coffee maker accepts both
drip coffee (#4 cone style filters) and/or K-pods. Silverware,
cooking utensils, butcher block of knives, pots, pans, baking
sheets, casserole dishes, pizza pan trays, glassware, coffee
cups, juice cups, cutting boards, plates, bowls, platters,
serving bowls, dish towels and cloths, pods for dishwasher,
tablecloth, and placemats are also included in the kitchen.
Guest House Safety – There is a gate that goes across the
entrance of the Campground property. We do not allow any
unregistered guest onto the property. For your safety, outdoor
cameras have been installed on each side of the house. There are
no cameras or recording equipment inside the house. Motion
sensor flood lights will activate when motion is detected.
All door lock codes are
changed after each guest’s stay. You will be given the code upon
arrival. Fire Extinguishers, nightlights in the bathrooms,
non-skid rugs, limited first aid kit and smoke detectors are
included.
Owners are on the property 24/7.
Campground property usage includes our seasonal swimming pool,
bike wash station, additional laundry room facilities, bath
house facilities, sporting equipment usage, access to the
campground store, and trash dumpsters to dispose of household
trash. If you do go up into the Campground, please abide by the
campground rules on the back of the map and the one-way road
signs on the roads. Owners are on site 24 hours a day. A
security gate is at the entrance to the property.
Disclaimer - This house is not handicapped accessible. There are
3 stairs with a railing on both the front entrance and the side
entrance of the Guest House. This house is also not
childproofed. A baby changing table and chest of drawers
can be found in the walk-in closet of the master bedroom. Two
pads are in the top drawer of the changing table. A portable
highchair, which can be strapped to a kitchen chair, is also
located in the closet. We have also provided a baby gate for you
to use.
Maximum Occupancy
Maximum Occupancy is six (6) people (2022) and 10 people
starting in 2023. If your party equals more than 6 quests, you
are required to rent the additional floor upstairs. Please DO
NOT exceed the maximum occupancy per the NC Fire Code rules. You
are required to notify the office of the total amount of people
staying in the Guest House prior to arriving. This will help us
ensure there are the proper number of linens, bedding, and
kitchen supplies to meet the needs of your group.
Over occupancy & un-registered guests will not be
allowed.
Visitors & Extra Guests. You are required to notify the office
of the total amount of people staying in the Guest House prior
to your arrival. Visitors and family already staying with us in
the campground are welcome to visit during the day at no
additional fee. If your guests stay overnight, there are
additional fees. You know, the grandkids that came with mom and
dad in their camper but want to stay with grandma & grandpa,
because they are cool to hang out with and want a slumber party
with them for the night (will use extra overnight living space &
linens).
Outside visitors are welcome if you notify us that they are
coming. They must register at the campground office upon arrival
and must check in during office hours. They will be given a car
pass, campground map and directions to find the Guest House.
Please let us know if they are overnight guests or day visitors.
All day visitor passes are valid from 8am until 10pm when your
guests must leave the property. Day passes include full use of
the Guest House and campground amenities. Adult day passes are
$8 for each adult and $5 for each child.
PARTIES, events, or unregistered guests are not allowed. No more
than MAX 12 total guests and visitors at the Guest House at one
time. Over occupancy & un-registered guests will not be allowed.
(May be subjected to the removal of all the guests from the
property).
Rental Rules
Please do not take any Guest House property outside the house,
this includes towels, linens, furniture, etc.. The only
exception is pool towels which are provided and located in the
hall closet. Do not leave pool towels by the pool. If the towels
don’t get returned to the house or are lost or stolen, you will
be charged for each replacement towel. Do not wash pool towels
with any other linens.
Pets are not allowed in the Guest House or on the Guest House
property. This includes all types of animals whether they are
kept in a create or are outside animals. Please remind your
guests or registered visitors that pets are not allowed. If
evidence is found from a pet, either left in the yard or in the
house, you will be charged a $200 cleaning fee.
Smoking, vaping, or illegal substances are not allowed.
We also don’t allow candles, incense, or diffusers in the
house. Air purifiers in the bedrooms will not eliminate the
smell from smoke. Smoking can be done outside with the doors and
windows closed and at least 50 feet away from both air handlers
(located on each side of the house). A $200 fine will be
assessed for any evidence of smoking or smell of any smoke in
the house.
Mountain Bikes are not allowed inside the house. You may keep
them on the front porch, locked to the railing or posts of the
side or back door stairs or you may opt to lock them on or in
your vehicles. Cameras will record any activity at or around the
house. This is not a 100% guarantee that personal items won’t be
stolen. Notify the office of any theft and we will review camera
footage and submit footage to the local authorities.
Food & Drinks are not allowed in any of the bedrooms. Do not
re-arrange the furniture. If you choose to not use the extra
pillows or comforters, please use the shelves in the closet to
store them.
Parking – There is only room to park 4 cars in front and on the
side of the house. Additional cars must be parked in the pool
parking area or the parking lot in front of the campground
office. Walk or carpool down to the Guest House. Please keep all
vehicles parked on the gravel. Do not park on the grass or in
the yard. You will be charged for damage to the grass, wall, or
banks if they are ruined or driven over. We are not responsible
for digging out or towing your vehicle if you drive off the
sides of the banks.
RVs, tents, trailers, large vans, or utility trailers are not
allowed on the guest house property. Guests can rent a site in
the campground that will accommodate them. House Guests are not
allowed to put up tents in the yard or around the Guest House
property.
Fires are not allowed in any grassy areas or in the driveway of
the guest house. All fires must be contained in the fire pit
provided. Do not move the fire pit. We have kiln dried firewood
for sale in the campground store. Do not dump hot charcoal on
the ground or in the woods. Do not dispose deep fryer oil
anywhere on the property or in the sink drains. Let the oil cool
and funnel it back into the container it came with and secure
the lid.
Garbage must be removed from all trash receptacles in the house.
Extra trash bags can be found in the Laundry Room. Please bring
all trash to the Campground dumpsters which are in the parking
lot of the Campground Office.
Reservations
Reservations - All payments to rent the Guest House must be paid
in full. We do not split payments on various credit cards or
checks. If you make a reservation within 14 days of your arrival
date, your credit card will be taken and processed within 24
hours and your reservation becomes automatically non-refundable.
We take reservations up to a year in advance. You may make
future reservations in person before you leave from your current
stay. Online reservations are not available. Therefore, please
call (828) 884-2267 between 8am - 1pm & 3pm-10pm and we will
assist you in making reservations for the Guest House. Holiday
Weekend Reservations - There is a 3-night min. for Memorial Day,
4th of July & Labor Day holiday weekends for all sites. Holiday
Weekend reservations must be paid in full and are
non-refundable.
Payment Methods
Personal Check - If you wish to send a personal check for
payment, the check must arrive within 7 days after making the
reservation and arrive at least 2 weeks prior to your arrival. A
valid credit card will be taken to hold the reservation until
your check arrives. If we do not receive a check within 7 days,
we will run your credit card for payment. If the credit card is
invalid, we will cancel your reservation. If your payment
bounces because of insufficient funds, you will be charged an
additional $25 for a bounced check fee and your reservation will
be cancelled without notice. Personal checks are accepted for
reservations only. No checks are taken upon arrival.
Bank Check or Money Order - If you are sending a bank check or
money order for payment, the check must arrive within 7 days
after making the reservation and must arrive at least 2 weeks
prior to your arrival. A valid credit card will be taken to hold
the reservation until your check arrives.
Credit Card - All reservations made with a credit card
will be processed for the full amount within 24 hours of making
the reservation. If your credit card is invalid or has been
blocked by your bank, we will notify you.

If the guest count is more than 6 people the Entire House Rental
Rate will automatically be charged.
Cleaning Fees & Property Damage Fees
Cleaning Fees - We do not charge a cleaning fee for renting our
Guest House. We are hoping that you take care of the Guest House
and property like you were visiting a favorite relative or good
friend. We take pride in providing a nice home for you to enjoy
spending time here.
Excessive Cleaning - A fee of $30 per hour will be charged for
any excessive cleaning. We are not expecting you to clean the
whole house before you leave, but we do expect you to clean up
after yourselves, such as dirty dishes, muddy floors, trash left
in the house, including any spills or unexpected messes.
Cleaning supplies and extra garbage bags are found in the
Laundry Room and a vacuum cleaner is in the coat closet by the
front door. Clean out all your food items from cabinets,
refrigerator, and counters. Don’t leave any of your belongings
behind. They will be considered part of the excessive cleaning
fee if we need to pick up after you.
Property Damage or Loss - Additional fees will be imposed if the
Guest House property is damaged, misused, broken, or lost. Let
us know of any damage which occurred during your stay, whether
the damage was to linens, furniture, appliances, or property. A
damage fee will be charged upon inspection. If you don’t let us
know and we find the damage or lost items upon check out, you
will be charged double the damage fee. An inventory of all the
Guest House items is performed before and after your stay. You
will be charged the replacement cost for any items missing or
broken upon your departure.
Pets - Pets are NOT allowed in the Guest House or on the Guest
House property. This includes all types of animals whether they
are kept in a create or are outside animals. Please remind your
guests or registered visitors that pets are not allowed. If
evidence is found from a pet, either left in the yard or in the
house, you will be charged a $200 cleaning fee.
Smoking – Smoking, vaping or illegal substances are not allowed.

All fees will be deducted from the $200 Property Damage Deposit.
Any charges, fees or costs totaling above $200, you will be
notified prior to us charging your credit card. If the credit
card becomes invalid we will notify you to give us an alternate
credit card number. If we are unable to reach you, authorities
will be called, and proceedings will be filed in the local court
system to follow up on the charges occurred during your stay.
Cancellation Policy
If we do not receive a check and/or your Credit Card is not
valid, we will cancel your reservation. If you need to cancel
your reservation, a fourteen (14) day notice is required for
a refund, less 10% of your total stay. No refund for
cancellations made within the 14 days prior to arrival. You are
responsible to pay for the number of days you have reserved.
Late check in date, failure to show, cancellations due to
weather or early departures, no refunds will be given.
Holiday Weekend reservations must be paid in full and are
non-refundable.
Violation of Agreement
We reserve the right to refuse service to anyone. The Black
Forest Campground has the right to cancel a guest’s stay if the
rules and terms are broken.
The Black Forest Campground is not liable for any injuries or
loss to Guests staying in the Guest House or on the Black Forest
Campground Property.
By reading and signing this agreement you are acknowledging and
agreeing to the stated arrival & departure dates, terms set
forth for what constitutes additional fees, limitations of
liability and overall Black Forest Campground & Guest House
